The Rock Community Fire Protection District performs occupancy inspections for existing residential properties during a change of ownership or a change of tenant (rentals). All inspections are good for 6 months. Note: We do not inspect new construction.
Due to high volume, our schedule is often booked one week out. Please submit your application and payment as early as possible to avoid delays in your closing or move-in date. At this time we are unable to accommodate same day inspection requests.
Verify You're in our District
Before applying, please confirm your property is located within the Rock Community Fire Protection District.
- Visit the Jefferson County Assessor’s Website.
- Search for your address by choosing “Parcel Search” and entering the property address into the Physical Address Criteria section
- View the “Taxing Bodies” section.
- If “Rock Community Fire” is listed, proceed with the application below.
- Note: If the field is blank, change the "Year" drop-down at the top of the page to the previous tax year.

Prepare for the Inspection
To avoid a $50.00 Failed Inspection/ No Show Fee, please ensure the property is ready and accessible according to the definitions below:
Vacant Properties (No Appointment Required)
- Definition: The home must be completely empty. No personal belongings, furniture, contractor tools, vehicles in the garage, etc.
- Staging: If a property is “staged” only, please indicate that when scheduling.
- Access: Inspectors can utilize standard code lockboxes, door codes, garage keypads, or unlocked doors. We cannot access Realtor "Supra" electronic boxes.
- Timing: No set time is given. Inspectors will arrive at their earliest convenience during the day and reports will be emailed within 24 hours.
Occupied Properties (Appointment Required)
- Meeting the Inspector: If the home is occupied or you choose to meet us, you must be present at the scheduled time.
- 15-Minute Rule: Inspectors operate on tight schedules. If you are not present within 15 minutes of the scheduled time, the inspector must leave, and the inspection will be marked as failed.
Scheduling & Payment
Once you submit the inspection application, an invoice will be sent to the email you indicated on the form for prompt payment. You may also pay via phone or in person, see "Payment Methods" below for details.
**Inspections are not scheduled until payment is received. Once payment is received, the office will contact you for scheduling.**
Fees
Residential Change of Ownership: $70.00
Rental / Change of Tenant: $40.00 per unit
Mobile Home Sale/Rental: $40.00
After-Hours Inspection: $125.00 (Subject to availability)
Payment Methods
Online: An invoice will be emailed to your chosen email with a link for immediate web payment via credit/debit card (subject to transaction fees detailed on the invoice).
Phone: Call the office at 636-296-2211 x700 to pay via credit/debit card (subject to transaction fees detailed on the invoice).
In-Person: Checks may be brought to Station 5 (3749 Telegraph Road, Arnold, MO), Mon–Fri, 8:00 AM – 3:30 PM (Closed 12:00–12:30 for lunch).
We do not accept cash.
After the Inspection
- Pass: You will receive your final report via email. If a passing inspection is received, no further action is required, and you may proceed with the closing or rental.
- Fail: Review the report and correct the violation items as noted.
- Re-Inspections: You are entitled to two (2) free re-inspections. If the property fails a third time, a re-inspection fee will be assessed.
